TFC Top Seal is a 1 L water-based surface sealer that leaves a gloss finish on suitable terracotta, slate, cement and vinyl tiles.

Which tiles suit Top Seal?

Water-based surface sealer for suitable terracotta, slate, cement and vinyl tiles. It forms a gloss finish that helps protect the surface against traffic wear. The manufacturer lists interior and exterior use and UV stability. This is a topical gloss product; choose a penetrating or matt product if that is the finish required.

Choose Top Seal when you want the finish the product gives on a compatible surface. Before coating a whole floor, test the effect on the tile colour and sheen and check for existing coatings.

Before you start

Prepare the area as directed and keep dirt and traffic away during curing. Once the finish has hardened, maintain it with products suitable for the coating. The pack contains one litre of sealer.

Applying a gloss coat

Spread the coating without leaving pools. TFC’s guide allows around four hours before a further coat; confirm the timing on the supplied pack for the conditions on site.
